Full Service Property Management

We offer 3 levels of service - Full, Shoe Box (bookkeeping), and subscription only. Our full property management service includes the following and uses the software we have developed to make information available to property owners 24/7.

  1. Find tenants – We will Advertise and show the property. We will collect completed applications from potential tenants, conduct background checks, and when accepted provide an approved lease agreement.
  2. Collect rent- We will collect the rent and send property owners their check after we have taken out the relevant expenses.
  3. Maintenance and repairs- We will go through the property with a check list, when the tenant moves in and agree its condition. Tenants will contact us with their repair requests. We will arrange for repairs to be done using the owners contractors or through our own, with the owners approval.
  4. All details of the properties will be entered into Visulate and kept updated, our clients will have their own login, to access the details of their properties.
  5. We will enter all receipts for work we have arranged, owners can send us receipts for work that they arrange or enter them themselves. We will enter all tenant details , lease agreement and terms. We will keep a record of tenant payments to produce statements for both tenant and property owner.
  6. Arrange for evictions (does not include court costs). Evictions are a last resort, we will explore all means we can to work with a tenant and owner before we will pursue an eviction.
  7. With all the information that has been entered we will be able to produce reports for end of year tax preparation, however property owners will not have to wait until the end of the year to see how they are doing. At any time they can login, and access the report they want.
  8. Arrange move out procedures with tenants and return (if any) of deposit according to Florida Statutes.
